Already have a piece of land? Or thinking about buying one? SJI Homes LLC can build your home on your lot in Colorado Springs, Monument, or the greater Front Range. We bring the plans, the trades, and 25+ years of general contracting experience. You bring the land.
Not everyone wants to wait for a builder to develop a new community. And not everyone wants to compete for pre-built inventory in a tight market. Build-on-your-lot is the in-between solution that gives you control over the land you build on while still getting a professionally constructed, quality-finished home from a builder you can trust.
Whether you inherited land, purchased a vacant lot, or found a piece of raw ground that feels like the right place to plant roots, SJI Homes LLC can work with you to put something meaningful on it. We have experience navigating El Paso County and Colorado Springs permitting, utility connections, and the engineering questions that tend to slow down smaller builders.
And yes, if the lot and the zoning support it, we will absolutely design your home with an attached ADU. That is one of our specialties, and it changes the math on affordability in a real way.
Building on your own lot does not have to be complicated. Here is how we typically move from first conversation to finished home.
We review your lot for zoning, setbacks, utility access, soil conditions, and ADU eligibility. You get a straight answer on what is and is not buildable before you commit to anything.
Choose from our available floor plans (including The Lander ADU plan) or bring your own design. We will tell you what modifications are needed to suit your specific lot and local code requirements.
We handle the permit application process and coordinate with engineers, surveyors, and utility providers. This is where experience matters. We have done it before.
Our trades go to work Monday through Saturday. You get regular updates, site access, and a builder who actually answers the phone. No Sundays on site, by principle.
We walk you through the home together before closing. Our listing agent at Bahr Properties LLC handles the transaction side so you are covered from contract to keys.
If your lot and local zoning allow it, adding an attached ADU to your new build is one of the smartest moves you can make. It creates a second living space that can house a family member, generate rental income, or simply give you more flexibility down the road. And in some cases, prospective rental income from an ADU can even help you qualify for a larger mortgage. Speak to a mortgage professional for terms and conditions.
Not every piece of land is ready to build on right away. Here is a quick look at what we evaluate when assessing a lot, and what we can often work around.
Not sure about your lot? Bring us the address and we will take a look at it with you. No obligation, no cost to evaluate. We would rather tell you upfront if something is a problem than waste your time or ours.
We have been in the trades for over two decades. We know what problems look like before they happen, and we build accordingly. No shortcuts, no deferred quality, no excuses after closing.
We built our business around the idea that a home should do more than shelter you. If your lot supports an ADU, we will help you design one that is functional, private, and valuable from day one.
We will not tell you what you want to hear just to sign a contract. If your lot has issues, we will walk you through them honestly. If it is a great piece of land, we will tell you that too.
