From Raw Ground to Move-In Ready

Building on your own lot does not have to be complicated. Here is how we typically move from first conversation to finished home.

Lot Evaluation

We review your lot for zoning, setbacks, utility access, soil conditions, and ADU eligibility. You get a straight answer on what is and is not buildable before you commit to anything.

Plan Selection

Choose from our available floor plans (including The Lander ADU plan) or bring your own design. We will tell you what modifications are needed to suit your specific lot and local code requirements.

Permitting & Engineering

We handle the permit application process and coordinate with engineers, surveyors, and utility providers. This is where experience matters. We have done it before.

Construction

Our trades go to work Monday through Saturday. You get regular updates, site access, and a builder who actually answers the phone. No Sundays on site, by principle.

Closing & Delivery

We walk you through the home together before closing. Our listing agent at Bahr Properties LLC handles the transaction side so you are covered from contract to keys.

What Makes a Good Build Lot

Not every piece of land is ready to build on right away. Here is a quick look at what we evaluate when assessing a lot, and what we can often work around.

Green Lights

  • Zoned for residential use (R1, R2, or similar)
  • City water and sewer available at the lot
  • Adequate lot size for your plan and setbacks
  • Relatively flat or gently sloping grade
  • ADU-permitting allowed by local code
  • Utility easements mapped and clear
  • Existing survey on file (saves time and cost)
  • In El Paso County, Colorado Springs, or Monument city limits

Worth a Conversation

  • Well and septic required (rural lots) — adds cost, still doable
  • Steep slopes or drainage challenges — engineering solutions exist
  • Easements or HOA covenants — we review these upfront
  • Unusual lot shape or narrow frontage — floor plan adaptation possible
  • Soil or expansive clay conditions — engineered slab or pier foundation
  • Adjacent to flood zone — elevation certificate may be required
  • Raw, unplatted land — may require subdivision or variance
